Seth was great to work with; and very accessible. He took our calls/texts after hours and on weekends. Seth made sure we understood the process and acted almost like a therapist when we hit a couple of "bumps" along the way. We would recommend Seth to anyone looking to purchase a home. As a first time home buyer, Seth was amazing to work with as I had been working with him for two years. He is very easy going and comfortable to work with. He cares about the people he assists and wants the person to succeed in home ownership. He made me feel like a valued person and not just a business proposition. He is honest, and is an excellent guide to what is best for the loan applicant. Seth is extremely thorough in breaking every detail down for easy understanding and is extremely quick to respond if there are any questions at any time of the day or night. I feel that he truly has a passion for people and their goals in homeownership and will go above and beyond to find what’s best for them with his dedication. I HIGHLY recommend Seth Jacobs to anyone looking for a not just ‘good’, but GREAT broker like him. It was nice to have a peace of mind during the whole process. Thank you so very much Seth you rock!

In November 2017 I texted (yes texted) a number I found online after researching the difference between a bank and a broker. I searched for "Mortgage Broker Maine" low and behold Seth popped up and even gave his cell number. I don't like cold calling people I don't know so I just texted him at 6:30 at night (this would set the stage for our relationship). He calls me a half hour later. I told him I was nervous about purchasing a house and that I really didn't think me and my husband could do it nor had the money set aside to do it. I was brutally honest with him because lying about finances gets you nowhere when it comes to working with banks. I told him I was in over my head with taxes and I didn't know what to do. I told him about the stuff that was bad and about the collections and the huge credit card judgement that I just paid off. I was really afraid of how our situation looked. BUT! I knew that me and my husband had the income to back us up and that we really could afford what we wanted even though we appeared as a risk. Over the past year and a half we worked tirelessly to improve our situation because we recognized that it was holding us back from achieving our dreams and adopting a kid. After that hour long conversation, Seth decided to take on the task that would throw many curve balls. He pulled our credit and low and behold we were pre-qualified. Knowing my background I was skeptical of everything and very skittish in finance situations but we decided to ride the wave. So we put an offer down on the house and sure enough tax issues came up (this eliminates a lot of banks but can be overcome with Seth). We struggled to find a bank but let's call them bank Q took us. We had the property inspected and the appraisal was done. While waiting on the appraisal everything went smooth from there. Sellers agreed to closing costs everything looked great! We were actually going to close! Appraisal came back... 40k short! We tried to get through the issues in the appraisal and we were even going to have the VA come out for a second look but things looked dim. None of this was Seth's fault or my Agent's. I was beat. I knew the rug was coming out from under us AGAIN and I didn't want to do deal with any of it. Seth gave me the pep talk, "something else will come I promise", "let's work to improve your credit a bit more", "take it as a sign". So I listened and went to the casino. Came back and the house of our dreams popped up on the market. This house was perfect for us. Really large backyard, hot tub, over 2000 sq ft, solarium, built in garage and even whole house audio speakers. We had to move fast. Seth worked so hard for the SECOND time to get this through. Once again Q took the loan. Everything seemed to good to be true. Of course my credit changed in the week that went by and now I had 5 disputes somehow on my credit (I didn't dispute anything) and Q wouldn't help. This derailed us a bit and Seth threw his hands up with Q and found us a new lender that took us with open arms and promised the "white glove treatment". I agonized over everything because I was so afraid this perfect house would be out of reach again. Nope, Seth got the deal done! We closed on the house Feb 26th. I made a friend in Seth and you would be stupid not to use him. We paid a total of $550 for inspections. We put $1000 in earnest and got a $1000 back at closing. Seth is amazing. I wouldn't have been able to navigate any of this without him as a resource. Seth made this tedious process easier. We had an ugly file to work with and he made it work. I can't thank him enough for all the hard work he did. Seth made our dreams a reality. For 5 years we worked towards this end goal because we knew we need to be financially set to adopt and Seth allowed us to check that checkbox. This means more than he realizes. PUBLIC SERVICE ANNOUNCEMENT: If you have a crappy credit file and ugly financial situation. Contact Seth Jacobs.

Seth I don't know how much to thank you and Kristina for all the work you put in to getting me to close my house. I don't think anybody else would have put in all the time and effort that you guys did. Thank you from the bottom of my heart and I hope we can continue to be friends because you guys were awesome to work with.

Where do I begin. Seth, you went over and above the call of duty. Can’t even begin to say enough good about him and what he did for us. He was always positive and always upfront and kept us informed everyday of the progress. We just closed 1 week ago but we have already been throwing his name out there to our friends and trust him completely to handle any transaction for our friends or family. Thank you does not even begin to express our gratitude. Thank you for everything you did for us as our family! We are truly grateful!

At 54 I had decided about the possibility of purchasing after our landlord decided she wanted to move into the home we had been renting from her for the past 15 years. We couldn't find anything close to what we had been paying and the few that existed were in horrible condition and in locations that would have been difficult for us to live comfortably. AirB2B had pretty much destroyed the rental market and after realizing that we had been pretty much been paying someone else's mortgage for 15 years it was time to move in a different direction. I had worked through several credit issues over the last several years and reached a point that it was good, not great or perfect but good enough to pursue a USDA Rural Development Mortgage. After doing some research on my own first I filled out a short application on-line from Northstar Mortgage which had a local office in Windham, where we were currently living and getting ready to move from, to where we hadn't a clue. With in 24 hours I received a call from Seth who left a VM. I was a little nervous about calling right back because I wasn't sure if I was making the right move and afraid that my past credit issues would quickly end the idea of owning a home, especially when the disaster of 2008 changed the way banks do business. I finally got the nerve to return Seth's call and explained what I wanted to do, why I wanted to it and hoped that I was in a position to do it. The first thing I was concerned with was that I didn't want Seth to waste his time so I was upfront with the past. He was very knowledgeable and experienced and he listened, plus he was a Buddy Guy fan. After sending him some information I was pre-approved with in a week. We then got the ball rolling on searching for a house that met RD standards, not an easy task in this market and the price range I was looking for. He gave me a name of a realtor, since I didn't really know any, and we made contact. After a week and a half of looking at listings online a property crossed my path that was promising. Within in 24 hours of notifying the realtor of the property he had made arrangement's with the listing agent to get in and view it. As soon as we saw it we fell in love with it as it was also in a town we always liked and not far from where we currently live. The property was only listed 2 days earlier and we put an offer in and it was accepted. we honestly thought with the current market conditions we would be looking for at least 5 to 6 months, not less than 2 weeks. So now the real work starts, all through the stress of sending financial documents, inspections, appraisals Seth and his team assured me that everything was going in the right direction even though I worried if I didn't hear any news about anything, good or bad, they always assured me that things were moving forward and always contacted me when they needed specific financial information and kept me calm when I thought the bottom was going to fall. Even towards the end an issue that was thought be not an issue became issue and Seth and his team worked behind the scenes to work it out and in the end I finally have my own home, of course I partnered with the bank. I never thought at my age and the current state of real estate I would own a home. Well Seth and his team made that possible. I would highly recommend Seth. Dan and Katharyn couldn't thank you enough.
